Mulpha Awarded Major Contract for Metro Station Development Project

In a significant milestone for Sydney’s booming northwest region, the New South Wales Government has awarded Mulpha the contract for the development of the Norwest Metro Station site. This ambitious project aims to create a central civic gateway for the Norwest town centre, catering to a diverse range of needs and activities.

The development will encompass a sprawling area of up to 52,000 sqm, featuring new commercial office spaces, short-term accommodations, and various retail opportunities. At the heart of the project will be the construction of three multi-level tower forms, ranging from 13 to 21 storeys, perched above two mixed-use podiums designed with biophilia principles. These podiums will seamlessly integrate business, education, dining, and retail spaces, along with a vibrant public plaza, fostering a sense of community and connectivity.

One of the key advantages of this development is its proximity to the Norwest Metro Station, which forms part of the Sydney Metro, the largest public transport project in Australia. The Sydney Metro, along with the enhancements to the existing rail network, is set to significantly increase the capacity of train services entering the Sydney CBD, accommodating up to 200 services per hour compared to the current 120.

The overall Sydney Metro project is an ambitious endeavour, with 31 new stations and a 66-kilometer metro line scheduled for completion by 2024. When extended to the central business district, the metro rail will connect Sydney’s northwest region to the CBD, passing under Sydney Harbour through new underground stations.

Mulpha’s Head of Developments, Tim Spencer, expressed his excitement about being chosen to lead the site’s development, emphasising its role in realising the Norwest Smart City vision. The project’s transit-oriented commercial development approach aims to bolster job opportunities in Sydney’s northwest while setting new standards for Norwest’s dynamic business centre.

The company plans to collaborate closely with Landcom, Sydney Metro, Hills Shire Council, and the State Government to ensure all planning requirements are met, and the development fully embraces its potential. The design will facilitate seamless integration with the Norwest Metro Station, as well as other amenities, residential areas, and business facilities planned for Norwest City, including parklands, pedestrian pathways, and cycleways connecting the site to the broader Norwest area.

Mulpha has already demonstrated its commitment to sustainability through projects such as the Norwest Quarter, a sustainable residential development that received support from the Clean Energy Finance Corporation (CEFC) with an $80 million green loan. The CEFC’s support is matched by an $80 million green loan from ANZ, enabling the reduction of energy costs by up to 50 percent in the first stage of the zero-carbon 9-tower residential development.

Additionally, Mulpha has recently completed “The Bond,” a 12,000-square-meter commercial health and medical building in Norwest, constructed using innovative materials like timber and glass. The company’s dedication to sustainable practices aligns well with the vision for the Norwest Metro Station site.

Mulpha’s selection as the successful tenderer for the Norwest Metro Station site coincides with the submission of their planning proposal for the adjacent Norwest Marketown Shopping Centre. If approved, this proposal will further solidify Mulpha’s long-term vision for Norwest Business Park and drive the next phase of the town centre’s growth.
