Walker Corp, one of Australia’s leading property developers, has set its sights on an ambitious new project that could reshape the housing landscape in the Greater Sydney area. The company has submitted a proposal for what is being touted as Australia’s largest standalone housing development, a plan to build 9,000 homes in the south-west fringe of Sydney’s Wollondilly Shire. This project, known as the “Future Appin” development, is poised to become a major milestone in addressing Sydney’s housing needs while also creating a self-sustaining community.
The development application, which has been lodged with the Wollondilly Shire Council, outlines a plan to unlock three key release areas that will accommodate the new homes. These residences are designed primarily for families, offering them a place to settle in a burgeoning part of the city. Walker Corp has invested significantly in ensuring the project is not only expansive but also mindful of environmental and community impacts. The company has committed $10 million to specialist consultants who will carry out detailed technical studies to address concerns such as bushfire protection, flood risks, and the preservation of local wildlife, including koalas. In addition to these measures, Walker Corp has pledged to return 5 million square metres of conservation land to the state, reinforcing its commitment to environmental stewardship.
The Future Appin project is about more than just housing. It represents a comprehensive vision for a thriving community, complete with the necessary infrastructure to support a growing population. Walker Corp’s masterplan includes the construction of water and wastewater facilities, high-speed NBN connections, and a range of essential amenities such as shops, community centres, and schools. Transport infrastructure is also a key focus, with plans for new roads and transport links to ensure the area is well connected to the broader Sydney region. One of the most significant elements of the project is the proposed Macarthur Business Park, a $1.9 billion development that is expected to create 10,000 jobs. This business park is set to become a major economic driver for the region, attracting businesses and fostering local employment.
Walker Corp aims to have the development application assessed by June 2025. Upon approval, construction will begin on the first 600 housing lots, along with the essential infrastructure and amenities. The project will be developed in stages, guided by key planning frameworks, including the Greater Macarthur Structure Plan, the Precinct Plan, and the Development Control Plan. As the project progresses, additional development applications will be submitted to ensure each phase is meticulously planned and executed.
Public consultation on the precinct structure plans and the development application is expected to commence in November. This consultation process will allow local residents and stakeholders to provide feedback, ensuring that the development aligns with the community’s needs and aspirations.
The Future Appin project is set to make a substantial contribution to the New South Wales Government’s housing targets under the National Housing Accord, which aims to deliver 377,000 new homes across the state by 2029. For Wollondilly Shire, currently home to 57,616 residents, this development could be a game-changer, especially as the South West Subregion is projected to see its population grow by an additional 325,850 people by 2031.
