The new venture, Aliria, promises to revolutionise housing options for Australia’s over-50s population, with a $500-million land lease community pipeline in the works. Puljich has submitted development plans for four sites across Queensland, with the first project in Rockhampton already gaining momentum.
The Rockhampton site will feature 57 duplex homes, offering residents access to a community clubhouse, pool, and a pickleball court—a popular and social sport for the over-50s. Early site work is set to begin soon, making this development the first step in Puljich’s ambitious vision for Aliria. This innovative housing option aims to provide retirees with more choices, allowing them to downsize without compromising their lifestyle or location.
Aliria stands out not only for its prime locations but also for its variety of housing options. Puljich has made it clear that this new brand will cater to the unique needs of the ageing population, blending boutique communities, infill sites, and even vertical and greenfield masterplanned resorts. His team has strategically selected sites in some of Queensland’s most desirable yet underserved regions. Alongside Rockhampton, other developments are planned for Bundaberg, Toowoomba, and Kilcoy, with all four expected to launch by late 2025. These boutique communities will include 50 to 90 homes, offering residents the convenience of living close to essential amenities while staying within familiar neighbourhoods.
Puljich’s focus is on providing not just homes but long-term communities for Australia’s over-50s. His vision extends beyond construction to creating a sophisticated model that evolves with the residents’ needs as they age, allowing them to remain in the communities they love for as long as they choose. This approach acknowledges the emotional and practical aspects of ageing, offering residents stability, comfort, and a continued sense of belonging.
Aliria will eventually become part of a broader network of companies, including the well-established GemLife and Living Gems, making it a key player in the land lease sector.
