In an exciting development for Queensland’s south-west growth corridor, Mirvac and Pioneer Fortune have joined forces to deliver a monumental masterplanned community, Monarch Glen, near Greenbank. This transformative $2 billion project will see the creation of around 7,300 new residential sites, along with schools and essential social infrastructure, on a vast 1,000-hectare site, strategically located 38 kilometres from Brisbane. This partnership, blending experience and innovation, is set to provide much-needed housing and deliver an exceptional living environment for future residents.
Mirvac’s chief executive of development, Stuart Penklis, expressed excitement about the project, highlighting that this will be their largest masterplanned community in Queensland to date. “This development represents a unique opportunity to leverage our strong brand and track record in the growth corridor,” Penklis said. With 52 years of experience in building communities, Mirvac is well-positioned to deliver a community that balances residential needs with the preservation of natural beauty. The project, which follows on the heels of their successful Everleigh development nearby, is expected to further strengthen their presence in this rapidly expanding region.
A key aspect of the Monarch Glen project is its commitment to preserving the natural environment. The developers have allocated more than 400 hectares as a green corridor, ensuring that biodiversity and local habitats are protected while providing recreational areas for residents to enjoy. Mirvac’s general manager of residential development in Queensland, Warwick Bible, emphasised the importance of this approach: “This project provides an opportunity to regenerate and enhance the area’s biodiversity while delivering critical housing supply.” Such a commitment to sustainability will ensure that Monarch Glen is not only a thriving residential community but also a model for eco-conscious urban development.
The timing of this project could not be more critical. As Queensland’s population continues to surge, driven by interstate migration and ongoing economic opportunities, the demand for housing is reaching unprecedented levels. Monarch Glen is aligned with the Queensland Government’s ShapingSEQ 2023 blueprint, which aims to deliver 900,000 new homes in south-east Queensland by 2046. The project’s significant contribution to this housing target will help alleviate pressure on the market while providing high-quality homes for thousands of families.
With several other projects already under construction, including build-to-rent and build-to-sell developments at Newstead and Charlton House, Mirvac’s portfolio is expanding to meet the diverse needs of Queensland’s growing population. Subject to development approval, the Monarch Glen project is set to launch in 2025, with first settlements expected by 2027, ensuring a steady flow of housing to the region in the coming years.
