In a bold move that signals a robust vote of confidence in Melbourne’s office market, developer Fortis has unveiled plans for a new office project in the bustling suburb of Cremorne. This development, poised to rise at 85 Dover Street, is set to complement Fortis’s ongoing project nearby, adding a fresh wave of optimism in an area fast becoming a hub for innovation and business growth.
Fortis, a development arm of the esteemed Pallas Group, is no stranger to making headlines. The company has already achieved a notable milestone with its project at 65-81 Dover Street, securing pre-commitments from tenants for an impressive 90% of the building. Among the high-profile tenants is the renowned brand Adidas, which committed to the space in July 2023, prior to the commencement of construction. This level of early commitment underscores the strong demand for quality office spaces in strategic locations, a trend Fortis is capitalising on with its new venture.
The newly acquired site at 85 Dover Street, for which Fortis shelled out a reported $10.25 million last year, promises to add approximately 3,500 square metres of office space to Cremorne’s vibrant streetscape. The eight-storey building is designed by Fieldwork Architects, known for their innovative and sustainable designs, and the plans have already been submitted to the City of Yarra for approval.
Notably, the project is designed with modern work-life balance in mind. Plans for 85 Dover Street include a rooftop terrace for events and relaxation, a ground-floor food and beverage tenancy for convenient dining options, and a basement equipped with a car stacker. In a nod to sustainable commuting, the development will offer 21 bicycle storage spaces and end-of-trip facilities, alongside 22 car parking spaces. The inclusion of small outdoor terraces on various floors further enhances the appeal of the space, promoting a healthier and more engaging work environment.
This development is a testament to Fortis’s commitment to enriching Melbourne’s architectural landscape and providing inspiring career opportunities within the construction, infrastructure, and mining industries. As developers continue to invest in Melbourne’s CBD fringe suburbs like Cremorne, it’s clear that the office sector, despite challenges elsewhere, finds a resilient and dynamic market in these areas.
With over $2 billion in its project pipeline, Fortis is shaping up to be a pivotal player in Melbourne’s growth story, demonstrating the potential for innovation and success in the face of adversity. The anticipation surrounding the completion of both projects at Dover Street is a beacon of hope for the industry, showcasing the endless possibilities when vision meets opportunity in the heart of Melbourne.
