In a significant move for South-East Queensland’s housing and community development, Peet, a renowned national community developer, has recently submitted plans to Economic Development Queensland (EDQ) for the next phases of its ambitious Flagstone masterplan. This development, nestled in the Greater Flagstone Priority Development Area, marks a pivotal moment in urban expansion and infrastructure enhancement within the region.
The proposal outlines the reconfiguration of a substantial 319ha area into 1,653 residential lots across seven stages, located off New Beith and Everdell roads. This initiative is part of Peet’s extensive $6.7-billion vision for Flagstone, promising a blend of residential, educational, and recreational spaces designed to foster a vibrant community spirit. Among the facilities planned are a state primary school, childcare centre, a 17.6ha regional sports park, and a comprehensive district centre, ensuring essential amenities and leisure spaces are within easy reach for residents.
Peet’s dedication to creating connected and accessible environments is evident, with about 95% of the proposed development site positioned within 400m of a bus route or stop. This connectivity is poised to enhance the liveability and appeal of the Flagstone area, catering to a broad demographic from first-home buyers and smaller families to those seeking more spacious, premium residences with stunning panoramic views. The project’s design includes 20 distinct residential lot types, reflecting the diverse needs and preferences of the community.
However, the journey towards realising this vision has not been without its challenges. Delays in obtaining approval for necessary road infrastructure have adjusted the project’s timeline, with anticipated approval now slated for December 2024, pushing the completion from June 2025 to August 2026.
Located 40km south-west of Brisbane’s CBD and 7km west of Jimboomba in the Logan City Council Area, Flagstone falls under EDQ’s jurisdiction. Peet’s full ownership acquisition of the Flagstone City project in early 2022, for $46.2 million from Spirit Super, underscores its commitment to delivering a project of significant scale and impact. Upon completion, Flagstone is expected to house 12,000 homes within a 126ha CBD, serving a burgeoning population of 30,000. The development will feature 44,000sq m of retail floorspace and 58,000 sq m of office space, complemented by a proposed interstate rail service, underscoring the strategic importance of this area in supporting South-East Queensland’s growth.
The Flagstone development is strategically positioned between two future employment precincts at North Maclean and Bromelton, with its full development anticipated to unfold over the next 40 years, following its PDA declaration in 2010. This initiative arrives at a critical time, as South-East Queensland’s population is projected to swell to at least 6 million by 2046, propelled by both interstate and international migration. The Flagstone project, alongside other satellite cities like Yarrabilba, is poised to play a key role in addressing the region’s escalating housing needs, marking a new era of community development and urban living in Queensland.
