Sydney’s inner-city landscape is on the brink of an exciting transformation, thanks to the newly announced Waterloo Renewal Project. Led by renowned residential developer Stockland, in partnership with Homes NSW, this project is set to revitalise a 19-hectare site in Waterloo, delivering over 3000 apartments that will cater to a diverse community. With 50 per cent of these homes dedicated to social and affordable housing, this initiative marks a significant step forward in addressing Sydney’s housing needs.
The Waterloo Renewal Project isn’t just about building homes; it’s about creating a vibrant, inclusive community. At least 15 per cent of the social and affordable housing will be reserved for First Nations people, ensuring that the project honours and supports one of Australia’s most important communities. This commitment to inclusivity is at the heart of the project’s vision, promising a bright future for all residents.
Stockland will be working alongside trusted partners Link Wentworth, City West Housing, and Birribee Housing to bring this vision to life. These organisations, with their combined expertise and shared values, are poised to deliver a community that’s not only modern and sustainable but also rich in diversity and opportunity. The project is expected to roll out in stages, with the first phase kicking off in 2027.
This ambitious redevelopment will replace the ageing homes in the Waterloo Estate, some of which are up to 70 years old. The current structures are increasingly difficult and expensive to maintain, and the renewal project offers a much-needed upgrade. Future residents can look forward to modern, well-designed homes that enhance their quality of life.
One of the most reassuring aspects of the project is the NSW Government’s commitment to existing residents. Those currently living in the Waterloo Estate will be relocated in stages and have the right to return once their new homes are completed. This thoughtful approach ensures continuity and care for the community, minimising disruption and keeping the sense of neighbourhood intact.
The rezoning of Waterloo South, which covers 65 per cent of the Waterloo Estate, was finalised in late 2022, setting the stage for this transformative project. With the planning controls now in place, the Waterloo Renewal Project is ready to move forward, promising a vibrant new chapter for Sydney’s inner city. As construction begins, this project will undoubtedly set a new standard for urban renewal in Australia, creating a community where everyone can thrive.
