Wollongong is experiencing a period of rapid growth, driven by a series of development applications and strategic planning initiatives aimed at transforming the city into a vibrant and sustainable hub. With the Illawarra region expected to grow by more than 90,000 people by 2041, the demand for housing and infrastructure is at an all-time high. In response, developers are seizing the opportunity to meet this demand, with numerous large-scale projects already in progress or in planning stages.
One standout project is TQM Design & Construct’s $18-million development on Church Street. This nine-storey building will provide 45 homes, with a mix of one, two, and three-bedroom apartments, including nine designated for affordable housing. Located just 800m from Wollongong Station, the development is positioned to attract residents seeking a balance of convenience and lifestyle, being close to parks, schools, and entertainment venues.
TQM is also involved in a larger $61.7-million project on Auburn Street, which will deliver 164 apartments, including affordable housing, further boosting the housing supply. These developments reflect a trend toward high-density living that is essential to accommodate Wollongong’s growing population.
Another major player, Blaq Projects, has secured approval for an 18-storey tower on Kenny Street. This $33-million development will feature 68 residential units and a 78-key hotel, complete with amenities like a café, swimming pool, and gym. This project adds to the revitalisation of Wollongong’s CBD, offering a mix of residential and commercial spaces that contribute to the city’s evolving landscape.
Further to the north, Belvedere on Keira is planning a seven-storey residential building with retail space on the ground floor, adding 43 apartments to the city’s housing stock. And in the Gwynneville Precinct, Homes NSW has a $400-million proposal that aims to rezone the area for higher density housing, allowing for the construction of 1,250 homes. Half of these will be dedicated to social and affordable housing, addressing the urgent need for diverse housing options.
These projects are not only reshaping Wollongong’s skyline but also creating opportunities for the construction industry. With thousands of new homes on the horizon, the demand for tradespeople and materials is expected to soar. While there are challenges ahead, including the current shortage of skilled workers and rising material costs, these developments are a testament to the resilience and innovation of the industry.
