After snapping up a $66-million site near City Hill in a hotly contested ACT Government tender, Capital Property Group is flexing its development muscles. Add that to their $53-million site on Northbourne Avenue and London Circuit, and you’ve got the perfect recipe for a modern masterpiece.

The new precinct will feature six sleek buildings, designed by architectural heavyweights Bates Smart. Four of these will be residential, offering 502 apartments—76 of which will be set aside as affordable housing. Inclusivity? Check! The star of the show, though, might just be the hybrid timber hotel—a strikingly sustainable addition that’s bound to turn heads.

But that’s not all. The precinct will also feature a lush city park, an A-grade office building, and a ground-floor retail haven filled with cafes, restaurants, and even a handy convenience supermarket. Imagine sipping your morning coffee, grabbing fresh produce, and heading to work—all without leaving this vibrant urban hub.

The ACT Government has called the project “innovative, eco-conscious, and inclusive,” and we couldn’t agree more. This is Canberra stepping up its game in a big way. If everything stays on track, construction could kick off as soon as next year, with the whole precinct rolling out in stages through 2034.

This development isn’t happening in isolation, either—it’s part of a larger city-shaping movement. The nearby raising of London Circuit is already in full swing, reconnecting the city with Lake Burley Griffin. Footpaths, bike lanes, and new roads are being laid down, paving the way (literally!) for the next stage of the light rail to Woden.
